What are measurement services?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like stairs, hallways, and pantries. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total square footage of the house and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services needed?

Real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more space than you have! Unless a certified appraiser has recently performed an evaluation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Marketing a home or property

A measuring service will secure fair market value for your house. Living space is one of the most important elements potential buyers examine when purchasing a house — but since these values are frequently estimated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your home, but possibly even the amount of interested buyers. The only reliable method of using a definitive GLA when listing your home is to refer to a recent appraisal or home measurement service performed by an appraiser (after any remodeling that may have affected square footage).

Information for real estate agents

To ensure that your client's home closes at a price that accurately reflects true market value, we suggest asking for a home measurement of the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic for getting potential buyers interested since they can review the layout and characteristics of the home before and after a walkthrough.
